Receiving PCS orders often means working on an accelerated timeline. Preparing your home for sale can feel like another mission added to an already packed schedule. That's why I've created the "Pre-Listing" Checklist—a specialized, tactical guide to get your home market-ready efficiently, even under a tight deadline.

  2. Order Your Official PCS Moving Checklist: This will run in parallel. Coordinate with TMO for HHG (Household Goods) dates. Knowing your move-out date is crucial for our listing timeline.

  3. Prioritize Repairs: We’ll identify essential repairs versus cosmetic upgrades. Focus on safety, functionality, and anything that could deter a VA loan appraisal (e.g., peeling paint, leaky faucets).

  4. Initial Declutter & Donate/Sell: Begin clearing out items you won't be taking. Consider a "free pile" for neighbors or donate to local military charities. Less stuff means less to pack and a more spacious-looking home.

Phase 2: Strategic Presentation 2-4 Weeks Before Listing

  1. Deep Clean Everything: From baseboards to ceiling fans, a sparkling clean home is paramount. Consider professional cleaning if time is tight.

  2. Neutralize & Depersonalize: Pack away family photos, unique decor, and bold color schemes. Aim for a neutral canvas so buyers can envision their own family in the space.

  3. Minor Cosmetic Enhancements:

    • Fresh Paint: Touch up scuffs or repaint entire rooms in a neutral shade. This is one of the highest ROI (Return on Investment) projects.

    • Hardware Swap: Update dated cabinet pulls, door handles, and light fixtures.

    • Curb Appeal Blitz: Trim hedges, clear weeds, add fresh mulch, and power wash the exterior/driveway. First impressions are made online and at the curb.
