The kitchen is beautiful, the floor plan works, the backyard looks perfect&amp;mdash;and suddenly you&apos;re already imagining where the Christmas tree is going to go. ?But before you fall completely in love with the house, take some time to fall in love with the neighborhood.Because you can change the paint. You can renovate the kitchen. You can replace the flooring.You can&apos;t move the house.Here are seven things I encourage my buyers to investigate before making an offer.1. ? What&apos;s being built nearby?That beautiful wooded view behind the house might look permanent&amp;mdash;but is it?Check for future subdivisions, commercial development, road expansions, apartment communities and other planned projects. A quiet piece of land today could look very different five years from now.2. ? What&apos;s the traffic REALLY like?Don&apos;t rely solely on the drive time your GPS gives you at 11:00 on a Sunday morning.Try the commute during morning and evening rush hour.And if you&apos;re considering a home near a major road, school or shopping center, visit at different times of day.That peaceful street at 10 a.m. might tell a very different story at 5 p.m. ?3. ? What does the HOA actually cover?Don&apos;t just look at the monthly or quarterly fee.Find out what you&apos;re actually getting for it.Does it cover landscaping? Amenities? Exterior maintenance? Common areas?And just as importantly, what are the rules?Can you fence your yard? Add a screened porch? Park an RV? Have certain types of pets?Read the HOA documents before you buy&amp;mdash;not after.4. ?? What happens when it rains?North Carolina weather can be&amp;hellip; enthusiastic. ??Pay attention to drainage, grading, retention ponds, creeks and areas where water tends to collect.If possible, drive through the neighborhood after a good rain.You might learn more in 20 minutes than you would from five sunny-day showings.5. ?? What&apos;s the commute REALLY like?A home can look perfect on paper until you&apos;re making that drive five days a week.Test the actual route to work, school, daycare, the grocery store or wherever you regularly need to go.And don&apos;t forget the little trips.&amp;ldquo;It&apos;s only 15 minutes to everything&amp;rdquo; sounds great until you realize that &amp;ldquo;everything&amp;rdquo; means getting on the highway every single time you need groceries. ?6. ?? Are there future changes coming?This is especially important in fast-growing areas of the Triangle.New roads, schools, shopping centers and housing developments can all change how a neighborhood feels&amp;mdash;and sometimes how desirable it is.Ask questions.Look at local planning information.Don&apos;t just evaluate the neighborhood as it is today.Think about what it could look like several years from now.7. ?? Would you still love this location five years from now?This may be the most important question.Your life can change.Your job can change.Your family can change.Your priorities can change.So when you&apos;re looking at a home, don&apos;t just ask:&amp;ldquo;Do I love this house?&amp;rdquo;Ask:&amp;ldquo;Does this location still make sense for the life I&apos;m likely to have five years from now?&amp;rdquo;Because here&apos;s the truth:You can change the house.
