Then there are the friendships formed through military life—relationships forged through uncertainty, sacrifice, and resilience. Those friendships are unlike any other.Looking back at a photo from our time at Fort Campbell brings back a flood of memories. It reminds me of a chapter in life that wasn't always easy, but one that shaped our family in ways I will always treasure. As a military spouse, I quickly learned that military communities are something special. When you're stationed hundreds or even thousands of miles from your hometown, the people around you become more than acquaintances. They become your village. They are the ones who celebrate birthdays when family can't be there. They gather for backyard barbecues, holiday dinners, and spontaneous game nights. They watch your children during appointments, bring meals after long days, and show up without being asked when life gets difficult. They're also the ones who truly understand. They understand the countdowns to deployment, the uncertainty of military orders, and the emotional roller coaster that comes with every PCS move. They know what it's like to unpack an entire house only to hear you'll be moving again in a few years. They understand the excitement of a homecoming and the heartache of saying goodbye.Military life teaches you that "see you later" often replaces "goodbye." It has to.Over the years, we celebrated promotions, welcomed new babies, comforted one another during difficult seasons, and shared countless laughs that made challenging times a little easier. Those moments created friendships that extended far beyond the installation gates. One of the hardest realities of military life is that eventually, everyone moves on.Orders arrive. Homes are packed. New adventures begin in different states—or even different countries. While social media has made it easier to stay connected, there's nothing quite like having your closest friends living just a few doors away.Yet somehow, the distance never weakens those bonds.Years may pass without seeing one another, but the moment you reconnect, it feels as though no time has passed at all. That's the beauty of military friendships. They're built on experiences that very few people truly understand. As someone who spent many years as a military spouse and now helps military families relocate to North Carolina as a REALTOR®, I carry those experiences with me every day. I understand that moving isn't just about buying or selling a home. It's about starting over, finding community, helping children adjust, and creating a place where your family can truly feel at home.Every PCS move is filled with excitement, uncertainty, hope, and sometimes a little fear. Having someone who understands that journey can make all the difference.Whether you're arriving for a new assignment, retiring from military service, or beginning a brand-new chapter after years of moving from duty station to duty station, know that you're never alone. The military community has an incredible way of staying connected, supporting one another, and reminding us that home is much more than an address. It's the people who stand beside us.To every military family I've had the privilege of meeting throughout the years—thank you. Thank you for your sacrifices, your strength, your kindness, and the lifelong friendships. Thank you for every laugh, every shared meal, every shoulder to lean on, and every memory that still brings a smile today. No matter where life has taken us, a part of Fort Campbell—and every duty station we've called home—will always remain with us.Because military friendships don't end with PCS orders. They simply continue across state lines, time zones, and miles.Once military family… always military family. ????

North Carolina Property Tax Relief Programs: Could You Qualify?

Owning a home is one of the biggest investments you'll ever make, and in North Carolina, there are several property tax relief programs that can help eligible homeowners significantly reduce their annual property tax bill. Unfortunately, many homeowners don't realize these programs exist—or assume they won't qualify.Whether you're a senior, a veteran, permanently disabled, or caring for a loved one with a disability, it's worth taking a few minutes to see if you qualify. These savings can add up to thousands of dollars over the years. My own family benefits from one of these programs. As a family of a veteran with a 100% Permanent and Total VA disability rating, we receive a $60,000 reduction in our home's assessed value, meaning we only pay property taxes on the remaining value of our home. It's a meaningful benefit that has helped reduce our yearly expenses, and I encourage every homeowner to explore whether they qualify for similar tax relief.Property Tax Relief Programs Available in North CarolinaNorth Carolina currently offers several statewide property tax relief programs for qualifying homeowners.1. Disabled Veteran Property Tax ExclusionThis program is designed for veterans who have a 100% Permanent and Total service-connected disability or who receive specially adapted housing benefits from the U.S. Department of Veterans Affairs.Eligible homeowners receive an exclusion of the first $60,000 of their home's assessed value (or the assessed value if less than $60,000).This means if your home is assessed at $450,000, you'll only pay county property taxes on $390,000.To qualify:You must own and occupy the home as your permanent residence. The veteran must have a qualifying VA disability determination.Certain surviving spouses may also qualify. As a military spouse and REALTOR®, this is a program that's especially meaningful to my family. We currently receive this exemption on our own home, and I always encourage fellow veterans and military families to check their eligibility.2. Elderly or Disabled Homestead ExclusionNorth Carolina also offers tax relief for homeowners who are:65 years or older, orTotally and permanently disabledApplicants must also meet annual income requirements established by the state. If approved, homeowners receive the greater of:The first $25,000 of assessed value, or50% of the home's assessed valueThis can provide substantial annual tax savings, especially as property values continue to increase across the Triangle.3. Circuit Breaker Tax Deferment ProgramSome homeowners have valuable homes but limited retirement income. The Circuit Breaker Program limits property taxes to a percentage of the homeowner's income. Any taxes above that amount are deferred rather than immediately due.Eligibility generally requires:Permanent residenceAge 65 or older or permanently disabledMeeting income requirementsThis program can be especially helpful for retirees who want to remain in their homes despite rising property values. How to ApplyApplications are generally submitted through your county tax assessor's office. While each county administers the program, the process is usually straightforward. Most applications require:A completed application formProof of ownershipProof that the property is your permanent residenceSupporting documentation, such as VA disability determination or proof of income (depending on the program)Many counties allow applications by mail, in person, or online.Application DeadlineFor most counties, applications should be submitted by June 1 of the year you're requesting the exemption. If you're purchasing a home this year, it's worth contacting your county tax office soon after closing to determine your eligibility and application timeline. Are You Eligible? You may qualify if you or a family member is:A veteran with a qualifying VA disabilityThe surviving spouse of a qualifying disabled veteranAge 65 or olderPermanently disabledLiving on a fixed or limited incomeEven if you're unsure, it's always worth asking your county tax office. Many homeowners are surprised to learn they qualify. Why This MattersProperty values throughout Raleigh, Cary, Apex, Holly Springs, Fuquay-Varina, Wake County, Johnston County, Chatham County, and surrounding areas have increased dramatically over the past several years. While rising values are great for building equity, they often come with higher property taxes.Taking advantage of available tax relief programs can make homeownership more affordable and help you stay in your home longer.Thinking About Buying a Home?If you're buying a home and believe you may qualify for one of these programs, don't wait until after closing to learn about them.As your REALTOR®, I'm happy to help point you in the right direction so you understand what programs may be available and who to contact. While I can't determine eligibility or provide tax advice, I can help connect you with the appropriate county resources and professionals.Whether you're a first-time buyer, a veteran, relocating to North Carolina, or planning for retirement, understanding property tax relief is an important part of making informed financial decisions.Have questions about buying or selling a home in the Triangle area? I'd love to help.
